The hardest part of an inherited property is rarely the property. It is three people who each believe a different figure, and no way to prove any of them wrong.
What is actually happening
An appraisal on a singular property is an educated guess, and everyone in the room knows it — which is why it settles nothing. One sibling thinks it is worth more. Another wants it gone. A third is quietly worried about being blamed either way.
That is the real fear, and it is worth naming: being accused, later, of selling it too cheap. It is the reason these estates sit for years while the carrying costs run.

It converts an opinion into a record.
A public, competitive sale on a known date does something no appraisal can: it produces a number that the market arrived at, in the open, with the bidding documented. Nobody in the family had to agree to it, and nobody has to defend it afterwards.
“You sold it too cheap” becomes “the market said what it said,” and there is a settlement report to show for it. For an executor that document is the answer to the question a probate court, a co-heir or an attorney will eventually ask.
It also solves the thing nobody says out loud: an estate is the one sale that is never mistaken for a foreclosure. There is no distress to explain away.
When it is wrong
When the estate isn’t ready.
If the title isn’t settled, if probate is unresolved, or if one owner won’t sign, an auction date is meaningless — you cannot promise a buyer a closing you don’t control. That gets fixed first, and it is usually a solicitor’s job rather than ours.
And if the property is an ordinary house on an ordinary street with six recent comparable sales, the comps already agree. You do not need a mechanism for discovering a price that is already known.
